Our Terms of Service outline the working relationship between Scout Lease and our clients. These terms help ensure clarity around our services, payments, and responsibilities, protecting both parties throughout the apartment locating process.
Service Scope
Scout Lease offers apartment locating services for renters seeking long-term leases in Denver. This includes rental search consultation, property recommendations, tour scheduling, and lease support. We are not a property management company and do not represent landlords or leasing offices in any official capacity.
Client Responsibilities
To get the most out of our service, clients should provide accurate and timely information regarding their move-in date, budget, preferred neighborhoods, and specific criteria. We ask that clients communicate clearly, respond to scheduling requests, and inform us if their plans change.
Free Service to Renters
We coordinate tours directly with properties and aim to streamline the process. Some properties require escorted tours or advance notice. Availability is not guaranteed until confirmed by the leasing office.
Property Information
We strive to provide accurate and up-to-date pricing, specials, and unit availability. However, listings are subject to change without notice and Scout Lease is not liable for discrepancies in availability, pricing, or move-in dates provided by third-party leasing teams.
Confidentiality
Any information you provide is used solely for the purpose of assisting in your apartment search. We do not share personal details with third parties except where required to coordinate property tours or submit guest card information.
Termination
You may stop working with Scout Lease at any time. Likewise, we reserve the right to discontinue service if we determine that a client is unresponsive, misrepresents their leasing intentions, or otherwise abuses the service. If a lease is secured through our assistance, Scout Lease must still be credited to fulfill commission terms.
Liability
Scout Lease does not own or manage any of the properties we recommend. We are not responsible for lease terms, property conditions, or any issues that arise between the tenant and landlord or property management after move-in. Clients should carefully review all lease documents before signing.
